How does Stamp Duty Land Tax work when I buy a home in the United Kingdom?
In England and Northern Ireland, Stamp Duty Land Tax is charged on slices of the price when the home will be your only home. You pay nothing on the first £125,000. You pay 2 percent on the slice from £125,001 to £250,000. You pay 5 percent on the slice from £250,001 to £925,000. You pay 10 percent on the slice from £925,001 to £1.5 million. You pay 12 percent on the slice above £1.5 million. GOV.UK works an example of a £295,000 house bought in April 2025. The tax is £4,750. A first-time buyer pays nothing on the first £300,000 and 5 percent on the slice from £300,001 to £500,000. If the price is over £500,000, that relief is not available. On a £500,000 first home, the worked example is £10,000. If the purchase means you will own more than one home, you usually pay 5 percent on top of these rates. Replacing your main home, when the old one is sold within 36 months, does not add that extra 5 percent. Use the SDLT calculator for the home you are buying.
