What borrowing limits does the Central Bank set on a mortgage in Ireland?
The CCPC says Central Bank rules generally limit borrowing to four times income for a first-time buyer and 3.5 times income for other buyers. The minimum deposit is 10 percent for a home and 30 percent for a buy-to-let. A lender can also apply its own rules, such as whether overtime and bonuses count as income. Lenders may offer a limited number of mortgages outside the Central Bank limits. Those exceptions are limited and have strict criteria. The page says to ask the lender. A mortgage term is usually 20 to 35 years. This page does not say a lender will approve the mortgage.
