What costs can I deduct when I sell my home in the United Kingdom?
HMRC says your gain is usually the difference between what you paid for your home and what you sold it for. You can deduct costs of buying, selling, or improving the property. Those include estate agents' and solicitors' fees, and improvement works such as an extension. Normal maintenance, such as decorating, does not count. You cannot deduct interest on a loan to buy the property. If the home was your only home and you lived in it the whole time, you have not let part of it, you have not used part only for business, the grounds are under 5,000 square metres, and you did not buy it just to make a gain, Private Residence Relief means there is no tax to pay. This page does not work out your tax.
