What costs count when I sell a home in Germany?
The Income Tax Act says a sale of land is a private sale when the time from purchase to sale is not more than ten years. Buildings put up, extended, or enlarged in that period are included. A building is left out when it was used only as your own home for the whole time you owned it, or in the year of the sale and the two years before. The gain is the sale price minus the purchase or building cost and the related expenses. Those costs are reduced by depreciation you already deducted. Gains from these private sales stay untaxed when the total for the calendar year is under 1,000 euro. This page does not work out your tax.
